Rentvesting for Defence Force members

Rentvesting for Defence Force members

The short answer

Defence Force members are often posted around Australia every few years, which makes buying a home to live in harder. Some consider rentvesting: living in service housing or renting, while owning an investment elsewhere. How it interacts with Defence housing benefits and DHOAS depends on Defence's own rules, so check their resources first.

Australian Defence Force careers involve postings, often every two to four years, sometimes at short notice and sometimes to places a member wouldn’t otherwise choose to live. That’s why rentvesting comes up among ADF members. This page explains how it generally works for them, as at 6 November 2026.

General information only. Defence housing and DHOAS have their own rules. This page doesn’t describe them. Check Defence’s resources for anything about your entitlements.

Why rentvesting comes up for ADF members

Postings

Buying a home to live in makes less sense if you might be posted interstate in two years. Selling and buying with each posting is expensive. Some members prefer to own an investment in a location they choose and keep it through postings.

Service housing and rent assistance

Many members live in service residences or rent with assistance while posted. The details of who is eligible, and how owning property affects that, are set by Defence. They’re not covered here. The starting points are Defence’s housing resources and the DHOAS website for the home ownership scheme.

Deployment and time away

Being away on exercises or deployment makes managing a home harder. A property manager handling an investment is one way people deal with that.

Income and tax rate

Many ADF members earn in the 30% bracket for 2026-27 ($45,001 to $135,000), plus 2% Medicare (ATO). Some allowances have particular tax treatments, and some deployment income can be treated differently. A tax agent familiar with Defence pay can explain your position.

What ADF members commonly consider

  • Defence housing rules first. How would owning an investment property affect my housing assistance? Defence is the source for that answer.
  • DHOAS. How the scheme works, and how buying an investment might affect using it later, are questions for DHOAS itself.
  • Posting horizon. How long they expect to serve, and where they may end up living.
  • Management from a distance. Choosing a property manager they can rely on while deployed.
  • New or established. Since 2026, this affects tax treatment.

The example property at a $100,000 salary

The calculator above uses an example salary of $100,000, chosen for illustration. ADF pay varies by rank, trade, allowances and service.

At that salary the 2026-27 marginal rate is 30% plus Medicare. The calculator shows:

  • Best case: the example property tenanted every week.
  • Worst case: vacant every week, with any rental guarantee from the property management company paying the guaranteed rent for its term, typically three years.

These are estimates after rent and estimated tax effects. They don’t include changes in value or any Defence entitlement.

The 2026 tax changes in brief

  • Established dwellings bought after 7:30pm AEST 12 May 2026: net losses quarantined from 1 July 2027.
  • New residential dwellings remain eligible for negative gearing, subject to legislation before Parliament.
  • Held before Budget night: grandfathered.

Work deductions

ADF work-related deductions are covered by the ATO’s occupation and industry guides, which include a guide for Defence Force members. They’re separate from investment property.

The risks

  • Entitlements. Owning property may affect housing assistance or scheme eligibility. Confirm with Defence before buying.
  • Postings and discharge. Leaving the ADF changes income and housing arrangements.
  • Values can fall. National values were 6.7% below the March 2026 peak in October 2026 (Cotality).
  • Vacancy. National vacancy hit 2.4% in October 2026, a five-year high.
  • First home buyer benefits. Usually not available on the investment; the 5% Deposit Scheme can be affected for up to 10 years.
  • Rental guarantees end. Where offered, provided by the property management company for a fixed term and dependent on that company paying.

Frequently asked questions

Why do ADF members consider rentvesting?

Regular postings mean an ADF member may not live in one place long enough to want to buy there. Some live in service residences or rent with assistance while owning an investment property somewhere they choose. Renting also means not selling every time a posting changes.

Can I use DHOAS for an investment property?

The Defence Home Ownership Assistance Scheme has its own eligibility and usage rules, which are set by legislation and administered through the DHOAS website. Whether and how it applies to a particular property is a question for DHOAS and Defence's housing resources, not this site.

Does owning an investment affect my Defence housing assistance?

Defence housing and rent assistance rules can take into account property you own. The rules are Defence's, and they change. Defence's housing resources and your chain of command are the places to confirm how owning an investment property would affect you.

What tax bracket is an ADF member on $100,000 in?

On the 2026-27 rates, taxable income from $45,001 to $135,000 is taxed at 30%, plus the 2% Medicare levy. Some allowances and benefits have specific tax treatments, so a registered tax agent familiar with Defence pay can confirm your position.

Can ADF members claim work deductions?

Work-related deductions depend on the ATO's rules for ADF members and are separate from an investment property. The ATO publishes an occupation guide for Australian Defence Force members.
