Upfront cash

Stamp duty $25,000 + other upfront costs $5,000 = $30,000. No deposit, because the whole price is borrowed.

Because the whole price plus LMI is borrowed, more of the holding cost is interest — and interest on an investment loan is deductible. That is why the tax effect looks larger than on a smaller loan. It reduces the cost; it does not remove it.

Assumptions

  • Loan is 100% of the purchase price plus LMI, capitalised: $652,800 + $15,000 = $667,800.
  • Interest-only at an example rate of 7.5% p.a.
  • Upfront cash is the stamp duty estimate plus other upfront costs only — no deposit, because the whole price is borrowed.
  • Because the whole price is borrowed, more of the holding cost is deductible interest, so the tax effect of negative gearing is larger than on a smaller loan. A tax refund only ever offsets part of a loss.
  • LMI is treated as a borrowing expense deducted over 5 years ($3,000 a year).
  • Property management fee of 4% is applied to the rent or guarantee payments actually received.
  • Depreciation comes from the quantity surveyor's schedule and is a non-cash deduction — it lowers tax but no money changes hands.
  • Worst case: the home sits empty for all 156 weeks and the rental guarantee pays $600 a week for 36 months. It depends on the provider paying, and it ends.
  • Best case: tenanted at the appraised $700 a week for all 52 weeks of every year.
  • Tax uses Australian resident rates (FY2026-27 onwards, with the 15% bracket falling to 14% from FY2027-28) plus a flat 2% Medicare levy. Low-income offsets, Medicare thresholds, HELP and other income are ignored.
  • Taxable salary is the figure you entered, held the same each year. No rent increases, rate changes, capital growth or selling costs are modelled.
